Garden House Mildmay Grove South, Islington, London N1
A two-storey new-build family home, “discreetly concealed” behind an existing garden wall. A sunken terrace combined with a light-well provide light and ventilation to lower ground floor bedrooms. A minimalist approach to the design of the façade helped secure planning permission, with the roof appearing to float above a continuous ribbon window.
11.04 were approached by a developer seeking to develop a brown-field site formerly occupied by a small car show-room. A modest 3 bed-roomed house was designed which when built added a net value of circa £500,000.
Islington’s Urban Design department were sympathetic to 11.04’s aims and helped negotiate the planning approval.
