A three-bedroomed family house in Muswell Hill was purchased by our clients with a view to a kitchen extension, general improvement, and refurbishment. The house was unusual in that the site had a half storey level change between the front of the house and the garden level at the rear. Historically the kitchen was 2m above the garden, was small and unfit for the needs of a family in the 21st Century.
11.04 lowered the kitchen to garden level thereby creating a double height extended kitchen dining room with a mezzanine balcony to the living space on the original ground floor level. This was an intelligent response to a challenging site and resulted in a large, bright, and accessible kitchen extension running the full width of the modest terraced house. Another notable quality of this project is that the recent, and highly unattractive fake stone cladding was removed, and the original render finish reinstated – this was estimated to add around £50,000 value to the house for an investment of circa £5,000.
